What a notice to terminate a lease does
Written notice is required once the tenancy has lasted more than three months, and it must be formally served on the other party. A notice that was posted but cannot be proved received is close to worthless in a dispute, which is why this one comes with an acknowledgement of receipt.
In Sweden this document is called Uppsägning av hyresavtal. It is worth learning the Swedish term: it is what a bank, a housing association, an employer or an authority will ask you for, and searching for the English name alone will often turn up rules from another country that do not apply here. The rules come from The Land Code, Jordabalken, 12 kap. 4 and 8 §§, and the questions you answer while creating the document are the ones that statute makes relevant.
When you need one
- You are a tenant giving notice and need the end date to be beyond argument.
- You are a landlord terminating a residential lease and must state the reason.
- The lease is for commercial premises, where the notice period is nine months, not three.

Being straight about language: this page, the guides and our support are in English. The builder itself and the finished document are in Swedish because that is how this service is currently delivered for use with Swedish counterparties, banks and authorities. That is not a universal rule that every Swedish agreement must be written in Swedish: the accepted language can depend on the document, its form requirements and the recipient. Will the notice to terminate a lease be in Swedish or English?

Online, free, and from anywhere. Everyone who has to sign gets a link by email, verifies themselves, and signs. Swedish BankID is offered but never required. You can also print it and sign on paper if you prefer.
What if it turns out to be wrong for my situation?
Tell us and we will correct it at no cost. If a document does not fit your circumstances, the honest answer is sometimes that you need advice rather than a template, and we will say so — you can book a lawyer instead of buying the document.
