Every agreement in our catalogue, with an English explanation of what it does, when you need it in Sweden and which law governs it. The documents themselves are in Swedish, because that is what Swedish authorities, banks and courts work with — so we explain every one of them here first.

Cohabitation, marriage, children and separation under Swedish family law.
Cohabitation agreement
Swedish: SamboavtalSets out what happens to your shared home and household goods if you separate. Without one, the Cohabitees Act splits both equally no matter who paid, which is the single most common surprise for unmarried couples in Sweden.
Prenuptial agreement
Swedish: ÄktenskapsförordA marital property agreement (äktenskapsförord) makes named assets private property, so they are left out of the division if you divorce or one of you dies. It must be registered with the Swedish Tax Agency to be valid.
Division of property agreement
Swedish: BodelningsavtalThe document that formally divides your assets when a marriage or a cohabiting relationship ends. Banks require it before they will move a mortgage, and without it either party can reopen the division years later.
Divorce application
Swedish: SkilsmässoansökanThe application to the Swedish district court that begins a divorce. It covers whether you apply jointly or alone, any children under 16, and whether a six-month reconsideration period applies before the divorce can be granted.
Child maintenance agreement
Swedish: UnderhållsbidragsavtalA written agreement on how much maintenance one parent pays for a child, when it is paid and how it is adjusted. A written agreement is what Försäkringskassan and, if it ever comes to it, the enforcement authority will look at.
Family carer agreement
Swedish: AnhörigvårdsavtalWritten terms between a family who needs care and the relative providing it: hours, tasks, compensation, holidays and how either side ends the arrangement. It turns an unspoken expectation into something both sides have agreed.
Pet custody agreement
Swedish: HusdjursavtalDecides who keeps the animal if you separate, and who pays for food, insurance and vet bills. Swedish law treats a pet as property, so without an agreement it goes to whoever can prove ownership, not to whoever cares for it.
Revocation of a prenuptial agreement
Swedish: Upphävande av äktenskapsförordCancels an existing äktenskapsförord so that your property becomes marital property again. Like the original, the revocation only takes effect once it has been registered with the Swedish Tax Agency.
Custody, residence and contact agreement
Swedish: Vårdnads-, boende- och umgängesavtalCovers legal custody, where the child lives and how contact with the other parent works. Once approved by the social welfare committee it is legally binding and enforceable in the same way as a court judgment.

Will
Swedish: TestamenteDecides who inherits from you. Without one, the Swedish statutory order applies, and a cohabiting partner inherits nothing at all. A will must be written, signed in front of two independent witnesses present at the same time.
Lasting power of attorney
Swedish: FramtidsfullmaktNames the person who may handle your finances and personal affairs if illness or injury means you no longer can. It is the Swedish alternative to having a court appoint a god man, and you choose who it is while you still can.
Deed of gift
Swedish: GåvobrevDocuments a gift and the conditions attached to it: whether it is an advance on inheritance, whether it becomes the recipient's private property, and whether the giver keeps any right of use. Gifts and inheritance are untaxed in Sweden.
Mutual will
Swedish: Gemensamt testamenteOne will made by two people together, deciding how you inherit from each other and who receives what is left when you have both died. The standard choice for couples, and the only way cohabiting partners can inherit from each other.
Deed of gift for a home
Swedish: Gåvobrev bostadTransfers a house, a plot or a tenant-owner apartment as a gift. Property gifts have stricter form requirements than ordinary gifts, and the deed is what Lantmäteriet or the housing association needs before ownership can be registered.
Digital legacy instructions
Swedish: Digital kvarlåtenskap, instruktion till anhörigaA list of your online accounts, subscriptions and digital assets, and what your family should do with each of them. Not a will, and it deliberately holds no passwords — it tells the people you leave behind where to look.
Power of attorney
Swedish: FullmaktAuthorises someone to act for you in a defined matter: a bank errand, a sale, an authority, a signature. Written scope, clear limits and an end date, so the person you authorise can prove what they may do.
Estate inventory
Swedish: BouppteckningThe statutory inventory of everything a deceased person owned and owed, filed with the Swedish Tax Agency within four months of death. Nothing in the estate can be distributed, and no bank account released, until it is registered.
Estate distribution deed
Swedish: ArvskifteThe document that actually divides an estate between the heirs once the inventory is registered. It is signed by every heir and is what a bank, Lantmäteriet or a housing association needs before transferring anything.
Power of attorney for an estate
Swedish: Fullmakt för dödsboLets one person act for all the heirs of an estate: dealing with the bank, cancelling subscriptions, emptying a home, handling the sale. Without it, every heir has to sign every single errand.
Simplified estate report, supporting document
Swedish: Dödsboanmälan – underlagWhere the estate's assets barely cover the funeral, the municipality can file a simplified report instead of a full inventory. This is the supporting document that gives the social services office what they need to assess it.
Deed of gift for money
Swedish: Gåvobrev pengarDocuments a cash gift and its conditions. Important when the amount is large enough to matter to the rest of the family: whether it is an advance on inheritance, and whether it stays the recipient's private property.
Renunciation of inheritance
Swedish: ArvsavsägelseA written renunciation given to a living relative, giving up your future right to inherit from them. Note the distinction: this is made before death. Giving up a share after someone dies is handled in the estate inventory instead.

Residential lease agreement
Swedish: HyresavtalA lease for a home, setting out rent, notice periods, deposit and what each side is responsible for. Swedish tenancy law is heavily tenant-protective and much of it applies whatever the contract says.
Sublet agreement
Swedish: AndrahandskontraktFor letting your apartment to someone else while you are away. Which law applies, and therefore what rent you may charge, depends on whether the home is a tenant-owner apartment or a rental — the agreement makes that explicit.
Co-ownership agreement
Swedish: SamäganderättsavtalRules for property owned by several people: shares, costs, decisions, and what happens when one owner wants out. Without it, any single co-owner can force a public auction of the whole thing.
Car sale contract
Swedish: Köpekontrakt bilA private car sale in writing: vehicle details, mileage, price, payment, handover and the condition it is sold in. Between private individuals a car is normally sold as-is, which makes what the contract says about known faults decisive.
Tenant-owner apartment purchase contract
Swedish: Köpekontrakt bostadsrättThe contract for buying or selling a bostadsrätt privately. It must be in writing, name the apartment and the price, and be signed by both parties — and the housing association must approve the buyer as a member.
Property purchase contract
Swedish: Köpekontrakt fastighetThe purchase contract for a house or a plot of land. Swedish law sets strict form requirements — writing, both signatures, the property, the price and a transfer declaration — and a contract that misses one of them is void.
Allotment garden transfer agreement
Swedish: Överlåtelseavtal för kolonilottTransfers an allotment and the cabin on it to a new holder. The land is leased from the association or the municipality, so the transfer covers the cabin, the fixtures and the position in the association — not the land itself.
Boat sale contract
Swedish: Köpekontrakt båtA private boat sale in writing: hull and engine identification, equipment included, price, handover and condition. Engine hours and known faults belong in the contract, since a private sale is normally as-is.
Motorcycle sale contract
Swedish: Köpekontrakt motorcykelA private motorcycle sale in writing: registration, mileage, price, payment, handover and condition. Sold as-is between private individuals, so the description of the bike's condition is what counts if there is a dispute.
General bill of sale
Swedish: Köpekontrakt lös egendomA short contract for selling any item of movable property — furniture, machinery, equipment, tools. Identifies the item, the price, the payment method, the handover and the condition sold in.
Contractor agreement
Swedish: HantverkaravtalWritten terms for building or renovation work in a home: scope, price or hourly rate, timetable, materials, changes and payment stages. Consumers have strong statutory rights here that cannot be contracted away.
Dog sale contract
Swedish: Köpekontrakt hundFor buying or selling a dog: identity and chip number, pedigree, health checks, vaccinations, price and what happens if a hereditary condition appears. Standard practice with any serious breeder.
Horse sale contract
Swedish: Köpekontrakt hästA horse sale in writing: identity and passport, age, use, veterinary examination, trial period, price and what the horse is sold as. Values are high and disputes are common, which is exactly why the contract matters.
Lodger agreement
Swedish: InneboendekontraktFor renting out a room in a home you live in yourself. A lodger has weaker protection than an ordinary tenant, but the rent, the notice period and which shared areas are included still need to be agreed in writing.
Land lease agreement
Swedish: ArrendeavtalA lease of land rather than a building: a plot for a cabin, farmland, grazing or an area for a business. Swedish law divides leases into distinct types with different protections, so naming the right type is the first thing the agreement does.
Right of use agreement
Swedish: NyttjanderättsavtalLets someone use part of your property — a track, a jetty, parking, hunting, a pipe — without transferring ownership. Unlike an easement it is personal, so it does not automatically survive a sale of the property.

Lending between private individuals, guarantees, repayment plans and debt collection.
Promissory note
Swedish: SkuldebrevWritten proof of a loan: amount, interest, repayment plan and what happens on late payment. Between family and friends it is also the document that shows the Swedish Tax Agency the money was a loan and not a gift.
Co-borrower agreement
Swedish: MedlåntagaravtalWhere two people take a loan together, this settles between them who pays what. The bank can pursue either of you for the whole debt regardless — this agreement decides how you settle up with each other.
Recourse agreement
Swedish: RegressavtalGives you the right to claim back from the others when you have paid more than your share of a joint debt or guarantee. Without it, recovering the money can be considerably harder than it should be.
Commercial loan agreement
Swedish: Kommersiellt låneavtalA loan between businesses, or between an owner and their company: amount, interest, security, covenants, repayment and default. Interest between related parties needs to be on market terms for tax purposes.
Simple promissory note
Swedish: Enkelt skuldebrev (revers)A short, one-page acknowledgement of debt naming a specific creditor. Enough for a straightforward private loan where you do not need instalments, security or transferability.
Payment reminder and demand letter
Swedish: Betalningspåminnelse & kravbrevThe formal reminder that starts the clock on late payment. It sets out the invoice, the deadline, the statutory default interest and the reminder fee, and it is the step that has to come before debt collection.
Instalment plan
Swedish: AvbetalningsplanRestructures an existing debt into agreed instalments: amounts, dates, interest and what happens if a payment is missed. Useful for both sides when the alternative is collection proceedings.
Guarantee undertaking
Swedish: BorgensförbindelseA guarantee for someone else's debt. The type matters enormously: with proprieborgen the creditor can come straight to you, while with simple guarantee they must first try to recover from the borrower. Banks always require the former.

Non-disclosure agreement (NDA)
Swedish: Sekretessavtal (NDA)Protects information you share before or during a collaboration: what counts as confidential, what the other side may do with it, how long it lasts and the consequence of a breach. One-way or mutual.
Collaboration agreement
Swedish: SamarbetsavtalFor two businesses working together without forming a company: who does what, who pays for what, how revenue and intellectual property are split, and how either side gets out.
Influencer agreement
Swedish: InfluenceravtalTerms for paid content: deliverables, channels, timing, fee, exclusivity, approval and usage rights. It also covers the disclosure rules — Swedish marketing law requires advertising to be clearly identifiable.
Reseller agreement
Swedish: ÅterförsäljaravtalTerms for someone reselling your products: territory, exclusivity, pricing, minimum volumes, trademark use, term and termination. Exclusivity and territory are what most disputes turn on.
Commercial lease
Swedish: Hyresavtal lokalA lease for business premises: rent, indexation, service charges, permitted use, alterations, term and the indirect security of tenure that Swedish law gives commercial tenants at the end of a lease.
Coworking membership agreement
Swedish: Medlemsavtal för coworking/flexibel arbetsplatsMembership rather than a lease: access, desk type, notice period, house rules, guests and what is included. Framing it as membership rather than tenancy is deliberate and matters legally.
Commercial sublease
Swedish: Hyreskontrakt lokal andrahandFor subletting business premises you rent yourself. The landlord's written consent is normally required, and the sublease has to sit inside the terms of the head lease without breaching it.
Supply agreement
Swedish: LeveransavtalOngoing supply of goods or services: specification, volumes, lead times, price adjustment, quality, liability, force majeure and termination. Built for a relationship that runs for years, not a single order.
Invoice and payment terms
Swedish: Faktura- och betalningsvillkorThe payment terms behind your invoices: due date, default interest, reminder fees, retention of title and collection. Terms only bind a customer if they were agreed before the sale, which is what this document does.
E-commerce terms of sale
Swedish: Köpvillkor för e-handelTerms for selling online to consumers in Sweden: order, price, delivery, the statutory 14-day right of withdrawal, complaints and returns. Certain information must be given before the order is placed.
General terms and conditions
Swedish: Allmänna villkorYour standard terms for services or products: scope, price, payment, liability, intellectual property, term and termination. The point is that they apply automatically to every customer without renegotiation.
Assignment agreement
Swedish: ÖverlåtelseavtalTransfers a contract, a claim or a right to someone else. Two traps: a contract normally cannot be assigned without the counterparty's consent, and an assigned claim is only protected once the debtor has been notified.

Consultancy agreement
Swedish: KonsultavtalFor engaging a self-employed consultant: assignment, rate, invoicing, intellectual property, confidentiality and notice. Also the document that keeps the engagement clearly outside employment, which matters for tax and for LAS.
Employment contract
Swedish: AnställningsavtalA Swedish employment contract: form of employment, duties, salary, working hours, holiday, notice and any collective agreement. The employer must give written information about the essential terms.
Remote work agreement
Swedish: DistansarbetsavtalTerms for working from home or abroad: where the work is done, hours and availability, equipment, expenses, data security and the employer's work environment duties, which do not stop at the office door.
Nanny and household employment contract
Swedish: Barnvakt- och hushållsanställningsavtalFor employing someone in your own home: hours, duties, pay, holiday, notice and insurance. Household employment has its own statute with rules that differ from ordinary employment law.
Au pair agreement
Swedish: Au pair-avtalCovers hours, duties, pocket money, board and lodging, language studies, holiday and how the placement ends. Migration authorities expect the terms to match the requirements attached to the au pair permit.
IT consultancy agreement
Swedish: Konsultavtal för IT-konsultA consultancy agreement built for software work: specification, acceptance, source code and IP ownership, open-source use, warranties, support, data protection and liability caps.
Resignation letter
Swedish: Egen uppsägningA short, correct resignation: last day, notice period, holiday balance and a request for the documents you are entitled to. Since 1 October 2025 the old arbetsgivarintyg duty sits with the unemployment fund, not the employer.
Employee handbook
Swedish: PersonalhandbokOne document covering working hours, holiday, sick leave, remote work, IT rules and what to do when something is wrong. Not a contract, but it is the thing new joiners actually read, and what a workplace inspection asks to see.
Non-compete agreement
Swedish: KonkurrensklausulStops a departing employee, consultant or seller from competing with you for a set period. Swedish law only enforces one so far as it is reasonable, so the time, the area and the compensation decide whether it holds at all.

Shareholders' agreement
Swedish: AktieägaravtalThe agreement between owners of a Swedish AB: decision-making, board seats, transfer restrictions, pre-emption, drag and tag along, vesting, dividends and deadlock. It binds the owners, while the articles bind the company.
Share purchase agreement
Swedish: AktieöverlåtelseavtalTransfers shares in a Swedish AB: the shares, the price, payment, warranties, conditions and completion. The board must then enter the new owner in the share register before they can exercise their rights.
Asset purchase agreement
Swedish: InkråmsöverlåtelseavtalBuys the business rather than the company: equipment, stock, contracts, customers and brand, leaving the legal entity and its history behind. Employees normally transfer with the business under Swedish law.
CEO employment agreement
Swedish: VD-avtalThe CEO of a Swedish AB is outside the Employment Protection Act, so almost everything has to be in the contract: notice, severance, bonus, non-compete, confidentiality and the boundary against the board's authority.
Co-founder agreement
Swedish: KompanjonsavtalFor business partners: roles, time commitment, ownership, vesting, pay, decisions, what happens on illness, death or a founder leaving, and how you value a share when someone buys out another.
Share option agreement
Swedish: OptionsavtalGrants a right to acquire shares later at an agreed price: number, strike, vesting, exercise window, leaver rules and what happens in an exit. Structure affects tax significantly, so it is worth getting right.
Deed of adherence to a shareholders' agreement
Swedish: Anslutningsavtal till aktieägaravtalBinds a new shareholder to the existing shareholders' agreement without renegotiating it. One page, signed on entry, and the reason a shareholders' agreement does not quietly stop applying as owners change.
Articles of association
Swedish: BolagsordningThe company's constitution, registered with Bolagsverket: name, registered office, objects, share capital, share classes, board composition and any pre-emption or consent clauses. Public and binding on everyone.
General meeting minutes
Swedish: BolagsstämmoprotokollMinutes of an annual or extraordinary general meeting: attendance, agenda, resolutions and voting. Bolagsverket requires them for many registrations, and the auditor and the bank will ask to see them.
Share register
Swedish: AktiebokEvery Swedish AB must keep a share register from the day it is formed and keep it available for inspection. It is what proves who owns the company — for the bank, for a buyer's due diligence, and for the shareholders themselves.
Memorandum of association
Swedish: StiftelseurkundThe founding document of a Swedish AB: the founders, the shares they subscribe for, the price, the payment date and the first board and auditor. It goes to Bolagsverket with the registration application.
