What a promissory note for an unequal deposit does
You bought a home together but one of you put in a much larger deposit. This records the difference as a debt rather than a gift, and sets out interest, when it falls due and what happens if the property changes in value.
In Sweden this document is called Skuldebrev vid olika kontantinsatser. It is worth learning the Swedish term: it is what a bank, a housing association, an employer or an authority will ask you for, and searching for the English name alone will often turn up rules from another country that do not apply here. The rules come from The Promissory Notes Act, skuldebrevslagen (1936:81), 26 §, and the Joint Ownership Act, samäganderättslagen (1904:48 s. 1), 1 §, and the questions you answer while creating the document are the ones that statute makes relevant.
When you need one

Being straight about language: this page, the guides and our support are in English. That is not a universal rule that every Swedish agreement must be written in Swedish: the accepted language can depend on the document, its form requirements and the recipient. What if it turns out to be wrong for my situation?
Tell us and we will correct it at no cost. If a document does not fit your circumstances, the honest answer is sometimes that you need advice rather than a template, and we will say so — you can book a lawyer instead of buying the document.
